Before you buy

Oak Forest is a condominium, so we have bylaws and rules residents must agree to follow. If that isn’t your style, you won’t be happy here.

You own your villa and you are responsible for everything inside. Outside your villa, the grassy areas, trees, etc. as well as the amenities such as the heated pool, clubhouse, and tennis court, are “common areas” owned by all owners and maintained by the Association.

Monthly fees pay for reserves funding, maintenance for the amenities, landscaping, most exterior repairs, insurance for the common areas and your building exterior, etc. Fees are due the first of each month. Read the bylaws and rules carefully so you understand what your financial responsibilities will be.

All prospective residents are required to complete an orientation interview and to be approved by the Board of Directors prior to closing/renting. Leases must be for a full year. We seldom have units available for purchase or rent.

Guests must be registered with the management office.

Owners are required to obtain approval before making any exterior change to their villas, such as but not limited to updating windows, installing a new garage door, planting, etc.

Oak Forest is not an age-restriction community. Pet restrictions apply: limit 2 pets; pet weight limit, 20 pounds. Dog owners must comply with condo and county regulations. Such rules include laws that require dogs to be kept on leashes when they are outside and for owners to pick up waste after their animals.

Your purchasing docs should include the required condo disclosure and condo governing documents.
